Up to 40 full and part time jobs could be created following the granting of full planning permission for four new retail units at Wynyard Business Park, Stockton-on-Tees, widely regarded as one of the most prestigious office developments in the Tees Valley.

The new shops, restaurants or cafes at the junction of the A19 with the A689, will serve more than 2,000 office workers at Wynyard Business Park, 1,500 households in the nearby Wynyard Park housing development, and 9,000 people who live within five minutes’ drive of the location, as well as passing trade from the 70,000 cars which use the A689 and A19 daily.

The four new units, each of 900 sq ft, have full planning permission for A1, A3 and A5 uses and are expected to attract national quality convenience food stores, coffee shop, restaurant and takeaway operators, as well as bakers, estate agents and other local service providers. The units will be located at the front of Wynyard Business Park, directly off the A689, next to existing car parking.

Northumberland Estates, which owns Wynyard Business Park, has appointed Leeds-based specialist retail property consultants Barker Proudlove to market the new units.

Mark Proudlove of Barker Proudlove says: “The new retail units represent an excellent opportunity for a wide range of retailers, local service providers and restaurant, coffee shop and quality takeaway operators, located at the entrance to a busy and prestigious business park, close to the growing and highly sought after residential developments at Wynyard Park and to one of the busiest trunk roads in the North East in the shape of the A19. The size of the units, from 900 sq ft to 3,600 sq ft, is flexible and can accommodate specific requirements.”

Anthony Cape, Asset Manager at Northumberland Estates, says: “In addition to providing excellent office accommodation in a landscaped environment, Wynyard Business Park is already renowned for the quality of its on-site amenities in the shape of a café, nursery, gym, and dental practice. The new retail units will add considerably to the ‘Wynyard Lifestyle’, further enhancing the attractiveness of the business park for office occupiers and complementing our planned development of a pub/restaurant and hotel on the site.”

Guy Munden, Development Planner at Northumberland Estates, adds: “This new retail development will be a benefit to the local Tees Valley economy and create new jobs for local people. It is another key part of the wider investment and development programme Northumberland Estates has instigated since its purchase of the business park in 2015.”
